Zoning Hearing – August 29, 2019

The Zoning Hearing Board of Straban Township will hold a public meeting to conduct two (2) zoning hearings on Thursday, August 29, 2019 commencing at 7:00 p.m. at the Straban Township Municipal Building, 1745 Granite Station Road, Gettysburg, PA, to consider the following applications:
1. An Amended Zoning Hearing Application, dated July 24, 2019 and filed on July 29, 2019 by the Gettysburg Municipal Authority, relative to certain real property located at 155 Natural Springs Road, Gettysburg, Pennsylvania, in Straban Township and identified as Adams County Tax Parcel ID No. 38G13-0004A–000. The real property, which is the subject of the zoning hearing, is zoned and located within an Economic Development – Commercial District (EC-1) as established by the Straban Township Zoning Ordinance. The Applicant is requesting variance relief from Section 140-31.A.(2)(a) of the Zoning Ordinance which provides that in order for maximum height regulations not to apply to a public utility tower or structure, such structure must be set back from any property line a horizontal distance at least equal to its height. The Applicant is requesting the variance in connection with its proposed replacement of an existing water tank on the subject real property with a taller water tank of 115 feet in height which would be set back a horizontal distance of 54 feet from the nearest property line, as proposed.
2. A Zoning Hearing Application, dated July 31, 2019 and filed on that date by the Gettysburg Trading Post, relative to certain real property owned by George Chorba, Jr. and Christine Chorba, located at 2218-2222 York Road, Gettysburg, Pennsylvania, in Straban Township and identified as Adams County Tax Parcel ID No. 38H12-0023A–000. The real property, which is the subject of the zoning hearing, is zoned and located within an Economic Development – Commercial District (EC-1), as established by the Straban Township Zoning Ordinance. The Applicant is requesting the grant of a special exception pursuant to Section 140-6.D. of the Zoning Ordinance for a legal use not specifically allowed elsewhere in the Zoning Ordinance provided that such use meets the general requirements for a special exception and does not constitute a public or private nuisance. The Applicant requests special exception approval to operate an indoor firearms range accessory to its commercial firearms sales facility located at its business address of 2222 York Road, Gettysburg, Pennsylvania.
