Zoning Hearing – July 7, 2016

The Straban Township, Adams County, PA, Zoning Hearing Board will hold a decisional meeting on July 7, 2016, at 7:00 p.m. in the Straban Municipal Building, 1745 Granite Station Road, Gettysburg, PA, on the zoning application filed by Gettysburg Crossing, LP – regarding property located immediately northwest of the intersection of SR30 (U.S. Route 30) and US RT 15 east of Shealer Road in Straban Township. The property is located in the EC-1 zoning district established by the Straban Township zoning ordinance and is shown on a final subdivision plan recorded in the Adams County, Pennsylvania, Recorder of Deed’s Office on April 24, 2006, in plan book 4389, page 310.

Applicant requests a variance (either a hardship variance or a de minimus variance) to permit parking to be placed between the plane of any primary building facade and a road right-of-way. According to the application, the zoning ordinance at issue, section 140-12E.(1) prohibits parking between the front of a primary building fa├žade of a property and a road right-of-way. The portion of Applicant’s property addressed by the application is property frontage on U.S. Route 30 and also on Shealer Road. The land is proposed for use as a pharmacy. The proposed pharmacy encompasses 2.5 acres with Applicant’s proposed Lincoln Commons development. All those wishing to be heard on the application must appear at hearing at the aforesaid time and place.
