Zoning Hearing – September 29, 2016

The Straban Township, Adams County, PA, Zoning Hearing Board will hold a public hearing on September 29, 2016, at 7:00 p.m. in the Straban Municipal Building, 1745 Granite Station Road, Gettysburg, Pennsylvania, to consider the following:

An application by Valenti Mid-Atlantic Realty, LLC – regarding property located at 1268 York Road in Straban Township. The property is located in the EC-1 zoning district established by the Straban Township zoning ordinance. The property is currently improved with a Wendy’s Restaurant.

The Applicant requests three variances in respect to the installations of new signs. The application describes the requested variances as follows:

a. Section 140-54.E(2) of the Zoning Ordinance limits the total amount of wall sign area to 1.5 square feet per linear foot of primary building façade length where the primary building façade length is 200 feet or less. The Building’s primary building façade length is approximately 33 feet, thus the maximum wall signage permitted under the Zoning Ordinance is 49.5 square feet. Applicant’s proposed wall signs measure 108.755 square feet; thus, a variance from this section is requested.
b. Section 140-54. E(7) of the Zoning Ordinance limits the total requires, in the case of structures subject to the US Route 30 streetscape enhancements, that 50% of the total wall sign area is placed on the primary building façade. The Building is subject to the US Route 30 streetscape enhancements; however, Applicant proposes to place 29.5% of all wall signage on the primary building façade. Hence, a variance from this section is requested.
c. Sections 140-54.E(8) and 140-12.H(6) of the Zoning Ordinance limit the number of signs on the Property to 3, and Applicant is proposing 6 total signs (1 free standing sign and 5 wall signs). Accordingly, a variance is being sought from these sections.
