Zoning Hearing Board-February 28, 2017

The Straban Township, Adams County, PA, Zoning Hearing Board will hold a public hearing on February 28, 2017, at 7:00 p.m. in the Straban Township Municipal Building, 1745 Granite Station Road, Gettysburg, PA, to consider the following:

An application by Lidl US Operations, LLC-regarding property located at 1099 & 1115 York Road and 66 Natural Spring Road in Straban Township. The property is located in the EC-1 zoning district established by the Straban Township zoning ordinance. The owners of the property are David J. Remmel and Gettysburg Park Associates Limited Partnership.

The applicant proposes to construct a 35, 962 square feet grocery store on approximately six acres of land to be subdivided from an existing 30 acres tract. The application states that the proposed use is a permitted use in the EC – 1 zoning district but subject to performance standards found in section 140 – 19 (J).

Applicant requests the following three variances from Ordinance requirements:

1) From section 140-12(E)(1) and 140-19-J(4)(A)— A variance to allow parking, storm water and retaining wall facilities in the front yard area located between the building façade and U.S. Route 30.

2) From section 140-52(A)(2)(C)–A variance to permit two loading spaces rather than the three required.

3) From section 140-12(H)(6)- -A variance from a requirement that the wall sign on the primary façade of the building be located in a central portion of the building’s primary façade. Applicant requests that such sign be located off center.
