Zoning Hearing – March 22, 2018

The Straban Township, Adams County, PA, Zoning Hearing Board will hold a public hearing on Thursday, March 22, 2018, at 7:00 p.m. at the Straban Township Municipal Building, 1745 Granite Station Road, Gettysburg, PA, to consider the following:

A Zoning Hearing Application, which was filed on February 5, 2018 by the Applicant, Keshav Krupa LLC, relative to proposed Lot 2 containing 1.715 acres pursuant to a pending application for subdivision plan approval of Primax Properties, LLC of its real property located at 861 York Road, Gettysburg, in Straban Township and identified as Adams County Tax Map Parcel No. 38G12-0113—000. The real property, which is the subject of the zoning hearing, is zoned and located in the Economic Development – Commercial District (EC-1) as established by the Straban Township Zoning Ordinance. In connection with its proposed development of a quick-serve (fast food) restaurant on proposed Lot 2 of the real property, the Applicant is requesting variance relief from the following Zoning Ordinance provisions: 1) section 140-12.E.(1) relative to the requirement that no parking is permitted to be placed between the plane of any primary fa├žade of a principal building and the road right-of-way; 2) section 140-46.E. (Table 140-46-1) relative to the minimum number of off-street parking space requirements; and 3) section 140-54 (Table 140-54, 140 Attachment 2) relative to zoning regulations for permitted permanent on-premises signs pertaining to sign location and placement, maximum sign area and height requirements for freestanding nonmobile signs.
