The Zoning Hearing Board of Straban Township will hold a public meeting to conduct a zoning hearing on Tuesday, March 22, 2022, commencing at 7:00 p.m., at the Straban Township Municipal Building, 1745 Granite Station Road, Gettysburg, PA, to consider the following:

A Zoning Hearing Application dated February 8, 2022 and filed on February 9, 2022 by York Water Company relative to certain real property located at 1640 Hunterstown Road, Gettysburg, Straban Township, Adams County, Pennsylvania, and further identified as Adams County Tax Parcel ID No: 38H11-0001D–000. The real property, which is the subject of the zoning hearing, is zoned and located within the Mixed Use – Neighborhood District (MU-2), pursuant to the Straban Township Zoning Ordinance.

The Applicant has filed an appeal from the decision of the Zoning Officer that the painting of letters spelling the name of the related development on a water tank constitutes an unpermitted wall sign. In the alternative, the Applicant is requesting the grant of a dimensional variance, pursuant to section 140-61 of the Zoning Ordinance, in order to exceed the permitted sign area, set forth in section 140-54 of that ordinance.

The Zoning Hearing Board of Straban Township will hold a public meeting to conduct a zoning hearing on Tuesday, November 30, 2021, commencing at 7:00 p.m., at the Straban Township Municipal Building, 1745 Granite Station Road, Gettysburg, PA, to consider the following:

A Zoning Hearing Application, dated October 19, 2021 and filed on October 25, 2021 by MCD 4, LLC, contract purchasers, relative to certain real property owned by Gettysburg Park Associates Limited Partnership and David J. Remmel located at 1115 York Rd, Gettysburg, Straban Township, Pennsylvania, and further identified as Adams County Tax Parcel ID Nos:  38G12-124—000, 38G12-0123—000, 38G12-0123A—000 and 38G12-123B—000. The real property, which is the subject of the zoning hearing, is zoned and located within the Economic Development – Commercial District (EC-1), as established by the Straban Township Zoning Ordinance.

The Applicant is requesting the grant of a special exception pursuant to section 140-12.B.(1), section 140-19.L. and section 140-61.E. of the Zoning Ordinance for approval of the development, construction and use of the real property as a shopping center, with such proposed development to include multi-unit residential apartment buildings, a grocery store, and associated facilities, services and improvements, as permitted in the Economic Development – Commercial District (EC-1).

Zoning Hearing Board – August 5, 2021

The Zoning Hearing Board of Straban Township will hold a public meeting for the conduct of a zoning hearing on Thursday, August 5, 2021, commencing at 7:00 p.m. at the Straban Township Municipal Building, 1745 Granite Station Road, Gettysburg, PA, to consider the following application:

A Zoning Hearing Application, dated June 10, 2021 and filed on June 21, 2021 by CCD Rock Creek LLC, relative to certain real property owned by CCD Rock Creek LLC, located at 260 Martin Road, Gettysburg, Straban Township, Adams County, Pennsylvania, and further identified as Adams County Tax Parcel ID No. 38G10-0040–000. The real property, which is the subject of the zoning hearing, is zoned and located within a Mixed-Use Neighborhood District (MU-2), as established by the Straban Township Zoning Ordinance. The Applicant is requesting variance relief from subsection 140-54.D(3) of the Zoning Ordinance, to allow the installation of a proposed advertising sign with dimensions of 10 feet by 40 feet, to be located on the Amblebrook Gettysburg development property adjacent to northbound U.S. Route 15, and to be placed 30 feet from the aforesaid highway right-of-way. The Applicant is also requesting variance relief from subsection 140-54.D(7) of the Zoning Ordinance, to allow for the location, installation and use of an advertising sign on the northbound side of U.S. Route 15 which is to be located .47 miles (less than one linear mile) from another advertising sign of the Applicant located on the southbound side of the aforesaid highway.

Zoning Hearing Board – June 8

The Zoning Hearing Board of Straban Township will hold a public meeting for the conduct of a zoning hearing on Tuesday, June 8, 2021, commencing at 7:00 p.m. at the Straban Township Municipal Building, 1745 Granite Station Road, Gettysburg, PA, to consider the following application:

A Zoning Hearing Application, dated April 26, 2021 and filed on April 27, 2021 by S & A Homes, Inc., relative to certain real property owned by FLI-Thomas, LP, located at 250 Natural Springs Road, Gettysburg, Straban Township, Adams County, Pennsylvania, and further identified as Adams County Tax Parcel ID No. 38G13-0007–000. The real property, which is the subject of the zoning hearing, is zoned and located within a Residential Low Density District (R-1), as established by the Straban Township Zoning Ordinance. The Applicant is requesting variance relief from subsection 140-61.B(14) of the Zoning Ordinance in order to extend, for an additional three (3) years, the expiration date of a previously granted special exception for a cluster development use, originally granted by the Zoning Hearing Board on May 11, 2011 and extended to July 2, 2021. In the alternative, the Applicant is requesting a determination that the previously granted special exception shall not expire on July 2, 2021 because construction preparation for the cluster development use has commenced and will continue until it is determined that the construction process for the project is no longer being diligently pursued to completion.

Zoning Hearing Board – February 16, 2021

NOTICE OF PUBLIC MEETING AND ZONING HEARING

The Zoning Hearing Board of Straban Township will hold a public meeting to conduct a zoning hearing on    Tuesday, February 16, 2021 commencing at 7:00 p.m. at the Straban Township Municipal Building, 1745 Granite Station Road, Gettysburg, PA, to consider the following:

A Zoning Hearing Application, filed on December 29, 2020 on behalf of Royal Farms, relative to certain real property owned by TKC CCXXX, LLC, located at 1530 York Rd (intersection of Smith Rd and York Rd) in Straban Township, Adams County, Pennsylvania (identified by Adams County Tax Parcel ID No. 38G12-0049—000). The real property, which is the subject of the zoning hearing, is zoned and located in the Economic Development – Commercial District (EC-1), as established by the Straban Township Zoning Ordinance.

The Applicant is requesting the following variances from the Zoning Ordinance in connection with a proposed permitted convenience store retail sales and vehicle fueling use:

  • 1. A variance from Section 140-19. E.(2) for parking between the main entrance of the convenience store building and the refueling bays.
  • 2. A variance from Section 140-49.A.(7)(b), requiring that all off-street parking be set back a minimum of ten (10) feet from the principal structure.
  • 3. A variance from Section 140-54.E.(3) to allow for an increase in total wall sign area from the permitted maximum sign area of 187.25 square feet to a requested sign area of 218.56 square feet.
  • 4. A variance from Table 140-54 limiting the use of one freestanding sign with a maximum sign area of 40 square feet to allow the proposed use of two (2) freestanding signs with each sign having an area of 162 square feet.
  • 5. A variance from Table 140-54 limiting a freestanding sign to a maximum height of 10 feet to allow each of the two (2) proposed freestanding signs to have a height of 25 feet.
  • 6. A variance from Section 140-54.E.(6) to allow for the installation and use of mounted wall signs to be located on the building facades of the primary building and the gas canopy fronting interior access roads.
  • 7. A variance from Section 140-54.E.(7), requiring that a minimum of 50% of the total wall sign area be placed on the primary building façade, to allow for the installation and use of a 49.60 square foot wall sign on the primary building façade which is equivalent to 22.69% of the proposed total wall sign area.

The Zoning Hearing Board of Straban Township will hold a public meeting on Thursday, January 28, 2021 commencing at 7:00 p.m. in the Straban Township Municipal Building, 1745 Granite Station Road, Gettysburg, PA, for the purposes of conducting the annual organization of the Zoning Hearing Board to elect its officers and then to conduct a zoning hearing to consider the following application:

A Zoning Hearing Application, dated and filed on December 22, 2020, by Air Methods Corporation relative to certain real property owned by the County of Adams, located at 230 Greenamyer Lane, Gettysburg, Straban Township, Adams County, Pennsylvania (identified by Adams County Tax Parcel ID No. 38H11-0040—000).  The real property, which is the subject of the zoning hearing, is zoned and located within an Economic Development – Intense District (EC-2), as established by the Straban Township Zoning Ordinance. The Applicant is requesting the grant of a special exception for a use not defined or provided for in the Zoning Ordinance for the construction and use of a heliport, to include a helipad, hangar, fuel storage and temporary office for emergency helicopter operations accessory to the Applicant’s air ambulance operations and the Adams County Department of Emergency Services use of the subject real property. In the alternative, the Applicant is seeking a variance from the allowed uses in section 140-13.(b)(1) of the Zoning Ordinance to include a heliport use. The Applicant is also appealing a decision of the Zoning Officer that the proposed use is a helistop, as defined in the Zoning Ordinance.

The Zoning Hearing Board of Straban Township will hold a public meeting to conduct two zoning hearings on Thursday, October 29, 2020 commencing at 7:00 p.m. at the Straban Township Municipal Building, 1745 Granite Station Road, Gettysburg, PA, to consider the following applications:

1. A Zoning Hearing Application, dated and filed on September 9, 2020 by Lobar Properties, LLC, relative to certain real property owned by SP Gettysburg Associates, LLC, located at 1750 Granite Station Road, Gettysburg, Straban Township, Adams County, Pennsylvania (identified by Adams County Tax Parcel ID No. 38H11-0036H—000). The real property, which is the subject of the zoning hearing, is zoned and located within an Economic Development – Intense District (EC-2), as established by the Straban Township Zoning Ordinance. The subject real property is being proposed for the development, construction and use as a Pennsylvania State Police station and facilities. The Applicant is requesting the grant of a special exception pursuant to section 140-21A.(2) of the Zoning Ordinance for the construction and use of a communications tower accessory to state police station facilities use of the subject real property.

2. A Zoning Hearing Application, dated and filed on September 9, 2020, by the Applicant, Lobar Properties, LLC, relative to the previously identified real property and the proposed Pennsylvania State Police station and facilities use of the subject real property. The Applicant is appealing the interpretation of the Straban Township Zoning Officer, as set forth in the Zoning Officer’s letter of August 26, 2020, relative to the use of the term “solid fence” in connection with a written Decision of the Zoning Hearing Board, dated November 15, 2019, which confirmed the grant of a special exception request made by the Applicant subject to the condition that a solid fence be erected along the perimeter of the subject real property.

NOTICE OF PUBLIC MEETING AND ZONING HEARING

The Zoning Hearing Board of Straban Township will hold a public meeting to conduct a zoning hearing on Monday, August ­­­17, 2020 commencing at 7:00 p.m. at the Straban Township Municipal Building, 1745 Granite Station Road, Gettysburg, PA, to consider the following application:

An Application for Special Event Permit (the Application), dated and filed on July 6, 2020 by The Gettysburg Battlefield Preservation Association (the Applicant), relative to real property owned by the Applicant, which is located in Straban Township at 986 Hanover Road, Gettysburg, Pennsylvania, and is identified as Adams County Tax Parcel ID No. 38G13-0021—000. The real property, which is the subject of the Application, is zoned and located within a Residential Rural District (R-R) as zoned and established by the Zoning Ordinance. The Applicant is requesting the issuance of a special event permit in order to hold the Battle of Gettysburg 157th anniversary reenactment pursuant to section 140-43 of the Zoning Ordinance which authorizes special event uses by special exception in every zoning district within Straban Township. The proposed special event is scheduled to be held on Saturday, August 22 and Sunday, August 23, 2020.

Notice of Public Meeting and Zoning Hearing

The Zoning Hearing Board of Straban Township will hold a public meeting to conduct a zoning hearing on Tuesday, June 30, 2020 commencing at 7:00 p.m. at the Straban Township Municipal Building, 1745 Granite Station Road, Gettysburg, PA, to consider the following application:

A Zoning Hearing Application, dated April 9, 2020 and filed on April 13, 2020 by Brian J. Redding and Patrick E. Redding, relative to certain real property owned by Brian J. Redding and Patrick E. Redding, described by the Applicants as real property located at 1925 York Road, Gettysburg, Straban Township, Adams County, Pennsylvania, identified by Adams County Tax Parcel ID No. 38H12-0039—000. The real property, which is the subject of the zoning hearing, is zoned and located within an Economic Development – EC-1 Zoning District, as established by the Straban Township Zoning Ordinance. The subject real property is currently used as two single-family dwellings which are a nonconforming use in the EC-1 Zone, and the third structure being a storage building. The Applicants are requesting the grant of a special exception pursuant to section 140-26.B of the Zoning Ordinance for an extension/enlargement of the existing nonconforming use. The Applicants are also seeking variance relief from section 140-26(B)(4)(a)(1) of the Zoning Ordinance which limits the expansion of the nonconforming use to 50% of the original area. The existing residential structures, comprising the nonconforming use of the Applicants’ real property, contain the aggregate area of 1,150 square feet, and the new structures, comprising the proposed extension/enlargement of the nonconforming use of the property, will contain the aggregate area of 3,000 square feet.

Zoning Map Rezoning Hearing – April 6, 2020, at 6:30 p.m.

Straban Township Board of Supervisors is authorized to amend the Zoning Ordinance in accordance with §609 of the Municipalities Planning Code (53 P.S. § 10101, et seq.).  Landowners, Kimberly K. Guise and Pamela D. Redding, have petitioned the Board to amend the zoning map to include 2145 Old Harrisburg Road in the Residential Low Density (R-1) zoning district.  The Straban Township Planning Commission reviewed the petition of Kimberly K. Guise and Pamela D. Redding, and recommended that the Board of Supervisors re-zone a portion of the Township, including 2145 Old Harrisburg Road.  The Board of Supervisors, in reviewing the petition of Kimberly K. Guise and Pamela D. Redding, as well as the Planning Commission recommendations, have determined that a portion of the Township, including 2145 Old Harrisburg Road, should be removed from the Mixed Use – Neighborhood (MU-2) District and made part of the Residential Low Density (R-1) District.  The Board of Supervisors have determined that it is in the best interest and general welfare of the citizens and residents of Straban Township to amend the Zoning Map as set forth below.
The entire boundaries of the following parcels of real estate are hereby removed from the Mixed Use – Neighborhood (MU-2) District and made part of the Residential Low Density (R-1) District:
